Farmland for NRIs near Bengaluru

Many NRIs want a piece of green land near Bengaluru for family, retirement or a long-term asset. Before you plan one, understand the rules.
What the rules say
Under India's foreign exchange rules (FEMA), NRIs and OCI cardholders generally cannot buy agricultural land, plantation property or farmhouses. They can usually hold such land only if they inherit it. Rules can change, so take advice from a qualified lawyer before you commit.
How NRI families usually take part
- A resident Indian family member buys the plot in their own name
- The NRI visits the farm and follows its progress remotely
